I don't think a company should be able to publish rates and advertise those costs knowing that borrowers will not be allowed to lock the loan prior to close. When I talk with clients I am offering advance locks to secure market lows. When you don't pay advance fees for appraisal or application and are not allowed to lock be wary as the lender has no requirement to delivered an unlocked advertised rate that has expired. You'll get the rate THAT day no matter what it is.
Always work with a mortgage originator that shows the details and managed expectations. If it is too good to be true, it generally is.

Soundgarden at the Fonda Theater
Went to go see one of my favorite bands last night. Soundgarden was doing a very small venue in LA called the Fonda Theater. Amazingly small place to see such a legendary band. These guys were fantastic and did some of the classics over the years. The new stuff was just as good and fit well into the set. The sound was fantastic considering we were right down in front of the stage. With standing room only everyone had a great chance to see them up close. Interesting highlight at the end of the set the band focused on a reverb-a-thon that produced enough sonic vibrations (of purpose) that the entire floor shook like an earthquake - very cool. The Fonda offers a very intimate setting. Def go see them when they come back on the world tour.

GOTYE
Some that I used to know is EVERYWHERE right now and for good reason, the song is amazing. Pronounced Go Tee Yay, Gotye is a great band. Incredibly hooky and full of talent the male femal voices juxtopose against a painted canvas. She will be "out of the picutre" by the end and just somebody he used to know. But the band itself is quite different. The female on the song, Kimba, isn't part of the band and some listeners may be dissapointed to find that out. I know I was. But the rest of the short catalogue for GOTYE is deep with talent and storytelling and you should take a listen when you have a chance.

Chris Cornell Seasons
Recently learned the Season soug from the Singles Soundtrack in the 90's. Chris Cornell is the artist who obviously comes from Soundgarden fame. Who doesn't love the 70's rocker styling and powerful vocal range of Cornell. The song reminds me of old Zepplin with Page playing a dronning open tuned guitar and Plant's rock god vocals leading the way. If you haven't searched this acoustic classic, I encourage you to do so immediately.

Adele...Adele
You just gotta love the soul this woman creates seemingly without any effort. The MTV unplugged concert where she is accompanied by just piano and guitar is so raw and perfect that her timber and perfect pitch are clear for all to see. You have to watch this show online somewhere or buy the album. Simply brillant.

Audioslave has been playing on my iTunes quite a bit lately. It's your new version of the supergroup. members from other famous bands get together. Automatic sales happen and we can only hope that the music fires for all involved. With AS, it all works out. I'm learning the Goodbye song right now and love the interplay between the guitar and bass and the pumping drums. You would never know who the guitar player was on this if you didn't know better. Tom keeps it in check nicely and displays no overt Rage'isms on this sing. It really is a great song with interesting changes - great driving song!

G Fee Increase - You pay more while the traders and government make more?
From today's Rob Chrisman email. Clearly the change in pricing coming down the pipe is starting to wake up most of us originators. Frankly, this is no different than a business increasing prices to improve margins or cut losses. But in this case, since the government is there to prop up the market I am failing to see the point...Unless you read below.
Some Wall Street MBS analysts believe that it is likely that the g-fee needs to increase by another 15-45bp over the next two years (on top of the 10bp increase) if the FHFA changes g-fee level such that it reflects the risk of loss as well as the cost of capital allocated to similar assets by other fully private regulated financial institutions as required by H.R. 3630. The analysts note that conventional securities could be worth .375-.625 more because of g-fee increase's impact on current production, and older securities could be worth 1.5-2.0 points more since it will be more expensive to refinance, so fewer will do it, meaning that the securities are on the books longer.

Tool....What can you say. There is something about this etheral metal band that calls to me. Although highly riffed based dark metal sounds abound, the music moves like a classical piece. The guitars soar and the vocals are hauntingly beautiful thanks to Maynard.
If you never listened to Tool you owe it to yourself to have a taste. Required listening songs include, Prison Sex, Parabola, Undertow, The Pot, and more. Play it loud whenever possible
